Here’s what a condo cleanout in Aventura actually looks like — a two-bedroom cleared for sale between seasons, and what a job like it costs.
The Situation: A Unit Nobody Had Lived In Full-Time for Years
The call came from an adult child handling things for a parent who was done with the Florida commute. The condo had been the family’s winter place for a long stretch of years — used a few months at a time, never fully emptied, and slowly filling up the way second homes do. Now it was going on the market, and the agent wanted it shown clean and neutral.
Nobody in the family was in Florida. That’s the wrinkle that makes Aventura cleanouts different from most jobs we run: the person paying us is often a thousand miles away. The coordination — building approval, elevator time, someone with a key — has to happen without the owner standing in the room.
What Went on the Truck
A pretty typical seasonal-condo load:
- Living room set — a sofa, loveseat, two side chairs, and a glass coffee table, all in the pastel-and-rattan style that was everywhere when the unit was furnished.
- Two bedrooms — mattresses, box springs, bed frames, and dressers. Nothing wrong with any of it, just decades out of date.
- Dining set — a heavy table with six chairs and a matching china cabinet.
- The balcony — sun-rotted patio furniture and a rusted-through grill. Salt air near the water is brutal on anything left outside.
- The storage cage — the one everybody forgets. Beach chairs, an old TV, luggage, holiday decorations, and boxes that hadn’t been opened in years.
- Closets and kitchen — linens, small appliances, and about fifteen boxes of odds and ends the family didn’t want shipped.
How the Job Went
Three-person crew, a little under four hours, start to finish.
The building gave us a morning freight elevator window — easy to get in the off-season, when there’s no line of movers waiting. We sent the certificate of insurance to management before the day, laid runners in the hallway, and staged everything in the unit first so the elevator runs were continuous instead of stop-and-start. The storage cage in the garage got cleared on the way out, which saved a second trip up.

The furniture that still had life in it went to donation rather than the landfill. The old television and small electronics were routed for proper electronics recycling, and the metal from the grill and patio frames went to scrap. That’s standard for us, not an upsell.

Doing This Remotely
Most of our Aventura seasonal cleanouts get booked by someone who isn’t here. It works fine. We coordinate directly with building management for the COI and elevator reservation, arrange access with whoever holds the key — a realtor, a neighbor, the front desk — and send photos of the empty unit when we’re done. Booking the work for late spring through summer is smart on two fronts: elevator windows are wide open, and the unit is ready to show before the season turns.
